The Carriages at Arborcrest is an age-restricted community with plans for 95 carriage homes that will be adjacent to the Arborcrest Corporate Campus. Best Opportunity for the Township
The age-restricted community preserves the maximum open space available by limiting the number of homes being built. The proposed plan provides significantly less homes than the previous proposals that included plans for as many as 130 townhomes and 457 apartments. It’s also less intrusive than the previously proposed 140,000 sq. ft. warehouse and provides an opportunity for the township to utilize commercial space that has become much less attractive for usage in today’s working environment.
Economic Boost
The 95 carriage homes will provide an estimated $1 million annually in local tax revenues for Whitpain Township, Wissahickon School District and the county. The new community will generate new revenues without burdening the school system or other municipal services due to the nature of an age-restricted community. Additionally, local businesses will receive more revenue during the construction phase, as well as upon completion of the community via new customers.
Minimal Traffic & Road Improvements
Senior living communities generate much less traffic than standard market-rate housing and apartments due to the residents’ lifestyles and flexible schedules. The proposed age-restricted community would generate significantly less traffic, about 40-70% less, when compared to the previously proposed development projects. SEE TRAFFIC STUDY ANALYSIS. The proposed plan will eliminate the existing access to Penllyn Blue Bell Pike and all traffic will be directed to Jolly Road.
Open Space Strategy
A walking trail would be created to connect the proposed community to local amenities such as nearby restaurants as well as other biking and walking trails.
